Late summer is an important season for real estate in resort, waterfront and mountain communities. Mortgage rates remain one of the biggest factors shaping today’s real estate market. According to Freddie Mac, the average rate for a 30-year fixed mortgage rose to 6.69%, compared with 6.66% the previous week and 6.63% one year ago.
Home prices also continue to rise modestly. During the four weeks ending August 2, the median national listing price increased 1.1% year over year to $398,666, while the median sale price rose 2.9% to $406,362, according to Redfin.
Homes spent a median of 41 days on the market—one day fewer than a year earlier. However, pending sales fell 3.7% week over week, reaching their lowest level in more than five months and recording the largest weekly decline since 2022.
Together, these figures show a market that increasingly favors buyers. Prices remain firm, but slower demand gives qualified purchasers more time, more choices and greater negotiating leverage.

Six properties are pending in The Cliffs: two above $5 million, two between $4 million and $5 million, and two near $2.2 million. The Reserve has four pending sales, including one at approximately $3.5 million and three below $2 million.
During the past 30 days, nine homes sold in The Cliffs, ranging from $1.5 million to $6.2 million. The Reserve recorded one sale at approximately $3.6 million.
